Landmark Development LLC owned by Brian Y. Suhr Michael S. Hahm and SPI Holdings Ltd. an off-island investor closed the deal on May 12 on a 35-acre land acquisition in Tumon Heights — the property from Seventh Day Adventist Clinic to John F. Kennedy High School previously owned by Guam Shirofuji Corp.
Brian Y. Suhr president and chief executive officer of South Pacific Petroleum Corp. and president of Landmark Development says Landmark has already started the master planning activities. One of the development programs under consideration will offer 10 half-acre Tumon cliff custom home lots 60 quarter-acre executive lots/homes and at least 80 upper-end town homes situated in the heart of Tumon.
Michael S. Hahm executive vice president at South Pacific Petroleum Corp. and executive vice president at Landmark Development told the Journal the plan is to hit the ground running. Construction will start with the “cliff line view lots” and expand into a phased development process as soon as possible. Landmark Development is searching for a competent project manager who will oversee the daily requirements of the project.
“The exact number and the development program may change somewhat during the planning process but we know one thing for certain we intend to achieve only 20% to 30% of the maximum density allowed by the present zoning code. We will embrace quality not quantity ” Suhr said.
Hahm said “In order to accomplish this and maintain the quality we definitely intend to impose a fairly strict set of restrictive covenants including design guidelines. We disagree that this is too onerous because we are confident that people who will live in this community will embrace such a reasonable level of controls because they will care about simple concepts such as beauty and livability of their environment property values and pride of homeownership.”
While the land purchase of Tumon Heights Estates is the first full chapter Landmark Development is now working on necessary industry related elements to fulfill the overall project such as selecting a project manager construction contractors and other construction-related labor . The owners are still determining if seeking bond assistance will be necessary.
