On Oct. 4 the Territorial Land Use Commission took public testimony at the Yigo mayor’s office regarding Bonanza Corp.’s proposal to build 42 townhouses in the village. To do so Bonanza has applied to change the zoning from R-1 (residential single-family dwelling) to R-2 (residential multi-family dwelling) near the upscale Perez Acres gated community.
The company plans to build townhouses featuring three bedrooms with one bathroom and four bedrooms with two bathrooms. The proposed 12 000 square meter development abuts the Perez Acres community’s North Cupa Court and Dasco Court.
According to Ravinder N. Dewan the proposed development will target a growing and stable market “Yes. There is growth in the military market but we also welcome locals.” Dewan said the units would be available for rent or sale.
The intended development is pegged at possibly more than $2 million.
During the public hearing Bonanza revealed the development included a recreation area and a ponding basin. Access to the new development was also discussed during the hearing. Bonanza plans to create an access road from Chalan Lajuna near the 7-11 convenience store. The development will also feature parking for 60 vehicles.
Department of Land Management documents indicate a zone variance to R-1 was sought about 10 years ago when the property was originally zoned agricultural. The area is now zoned R-1.
Dewan is also the president of The Sun Tees Power Grafix & Printing Destinations Unlimited and Bonanza Apartments. MBJ
