Jose "Joe" B. Sicad partner and director of development for Vantage Group; said the eco-friendly housing development Villa Pacita Estates is scheduled to have an open house by mid-February.
The model home was completed in January and features three bedrooms about 1 860 square feet of living space and a 400-foot enclosed carport.
The development will target middle-income families and the military market.
Villa Pacita Estates is located in Yigo along the back road to Andersen Air Force Base and consists of more than 100 units. It is on the western side of Mt. Santa Rosa built on 90 acres of land (See "New Yigo estate to target military market" in the Feb. 6 2007 issue of the Journal.).
Sicad said "We pride ourselves on being the first to do things " such as pushing environmentally friendly homes. Each home will come standard with a radon emission ventilation system with both passive and active ventilation options. The system is initially set for passive operation but owners can switch it on to make it active he said.
All the units will also be "stubbed out" for generators and solar water heaters; and come with insulation which Sicad said would reduce the heat as well as power consumption.
The development will also feature a ponding basin which will be used to catch rainwater. The water will then be used to irrigate the two-and-a-half-acre community park.
The covenants conditions and restrictions in place as well as the home owners’ association will also encourage the residents to separate their garbage and recycle Sicad said.
The lots will be sold along with a choice of two model homes "" the one-storey Venosa model and the two-storey Lealia model.
The Venosa is about 2 500 square feet and the Lealia model is about 3 500 square feet. Both models will include three bedrooms and two-and-three-quarters bathrooms; kitchen; dining room and living room; and a two-car garage.
The estates will have a gated entrance and two acres of common area. In an earlier interview with Elmore "Moe" Cotton owner and principal broker of Century 21 Commonwealth Realty "" the exclusive sales agent for the estates; said prices would range from $275 000 and up depending on the size of the lot.
Vantage group consists of a partnership between Thomas V. Tanaka Jr. managing partner""construction of Vantage Group and general manager for Hoku-Sino Guam Inc.; and Jose B. Sicad managing partner""development of Vantage Group and vice president Market Research & Development Inc.
Vantage has in turn formed partnerships with First Hawaiian Bank which will provide the financing; and Pacific American Title Insurance & Escrow Co. which will provide the closing services. Huasheng International will handle construction. He said there was also a partnership with Designers Direct who will handle the interior design and furnishing. Sicad said the partnerships will result in a smoother speedier buying cycle over all. MBJ
